Design & Planning

Once We Align on Direction, We Move into Design and Planning

This Phase Includes:

  • Space planning and layout development

  • Early material direction and finish concepts

  • Iteration through plans based on feedback

  • 3D renderings to help visualize the design

The goal is to establish a clear vision and make key decisions early, before the project moves into technical documentation and construction.

Architecture & Engineering

With the Design Established, We Develop the Technical Drawings Required to Build

This Includes:

  • Architectural construction drawings

  • Structural plans

  • Electrical, plumbing, and mechanical coordination

Because these disciplines are coordinated together, design intent is preserved and potential conflicts are resolved before they reach the job site.

Permitting & Approvals

Permitting Can Be One of the Most Opaque Parts of the Process. We Manage it on Your Behalf.

We Handle:

  • Preparation and submission of permit applications

  • Coordination with local review departments

  • Ongoing follow-up through approval

This allows the project to move forward without placing the administrative burden on you.

Materials & Finishes

Material Decisions Are Coordinated Throughout the Process, Not Left to the Last Minute

We Assist With:

  • Selection of cabinetry, countertops, tile, flooring, and fixtures

  • Coordination of lead times and deliveries

  • Integration of materials into the construction schedule

This ensures consistency, reduces delays, and supports a well-executed final result.

Construction & Project Management

As Licensed General Contractors, We Oversee Construction with Close Attention to Detail, Schedule, and Quality

During This Phase, We Manage:

  • On-site coordination and sequencing of trades

  • Quality control and adherence to approved plans

  • Ongoing communication and progress updates

Because we’ve been involved since the beginning, construction proceeds with a clear understanding of the project’s goals and fewer surprises.

Final Walk-through & Completion

As Construction Wraps Up, We Complete a Final Walkthrough to Review Details and Ensure Everything Meets Expectations

We address final adjustments, complete close-out documentation, and guide you through the transition into your finished home. The process concludes not just with a completed project, but with confidence in how it was delivered.

What to Expect During the Build

Insulation & Drywall Insulation is added for comfort and efficiency, followed by drywall and surface finishing.

Flooring & Tile Tile, wood, and other flooring materials are installed, setting the foundation for finished spaces.

Cabinetry & Millwork Kitchen cabinetry, countertops, closets, and custom built-ins are installed and aligned.

Interior Doors, Fixtures & Finishes Interior doors, baseboards & casing, bathroom fixtures, vanities, glass and hardware complete functional spaces.

Painting & Final Finishes Final paint, trim, and detail work bring the design together.

Cleaning The home is professionally cleaned, details are reviewed, and the project is prepared for move-in.

Site Preparation Site setup, protection, and safety measures are put in place so construction can begin smoothly.

Demolition (Renovations Only) Selective demolition is completed carefully, protecting existing areas and confirming conditions behind walls.

Structural Work Foundations, framing, and structural elements are built or reinforced to support the new design.

Building Envelope Roofing, windows, and exterior doors are installed to close in the structure and protect interior work.

Interior Framing Walls, ceilings, stairs, and built-ins are framed, defining the layout of the home.

Mechanical, Electrical & Plumbing HVAC, electrical, and plumbing systems are installed and coordinated behind the walls.
